What can I do in the meantime?
The best thing you can do to ensure a quicker and smoother process for yourself and your mortgage advisor, is to have all the required documentation ready to send to the mortgage lender.
What documents will the lender need from me?
The lender needs to know who they're dealing with and have absolute confidence in your ability to pay back. Because of this, you'll need some form of ID, proof of address and proof of your income and spending habits. Examples of these include, but are not limited to, driving license, passport, utility bills and the last 3 months bank statements.
I'm self employed. Will I need the same documents as a standard employee?
For self employed applicants, you'll need these same documents, with the addition of the last 2 years SA302s & your tax year overviews. If you're on a zero hour contract, you'll need the last 52 weeks payslips.
What will the lender be looking for on my bank statements?
Your mortgage lender will be looking at what your monthly income is and what your monthly outgoings are, so they can get a good idea of your financial habits. Potential red flags they will look for include any bounced direct debits (e.g., mobile phone contracts or other monthly subscriptions) and any recent gambling transactions.
How do I prove my deposit?
If you have saved up your deposit by yourself, the lender will like to see your savings built-up over time in your bank statements. Any large credits going into your account, e.g., if you sell your car or something else of high value, the lender will need some form of receipt as proof of where this came from. Gifted deposits are perfectly acceptable, though your lender will also need the donors bank statements to evidence their own savings being built-up. These precautions are all necessary for the sake of anti-money laundering.
