If you are looking to purchase an age restricted property, such as over 50s or 60s, could you please enquire about the following livings costs: 

1. Service charge
2. Ground rent
3. Any other fee

Knowing these figures will allow your advisor to give you an accurate lending assessment. 

You do not need any documents ahead of your mortgage call, however, if you receive irregular or have large bonus income, it will help your advisor give you accurate borrowing figures if you email over a copy of your payslips, if you are employed, or SA302’s if you are self-employed.

If you are ready to apply for a mortgage and have some time to get organised ahead of your call, you can start a folder and start collecting some documents together to speed things up. The below list is an initial guide, more specific documents may be requested by your advisor depending on your circumstances. 

For all applicants these include: 

• 3 months income evidence
• 3 months bank statements showing income
• Proof of deposit (if required)
• ID such as a passport or driving licence 
• Proof of address such as a recent utility bill
