How does the mortgage referral service work with Leonards?

Leonards will book you in for a free appointment with a qualified local mortgage advisor, this can be face to face, by appointment, at our Hull office, over the telephone or by video call. Appointments are available 7 days a week including evenings to work around your work and family commitments.

Once your appointment is booked, please look out for a text message confirming the date and time and a link to a short online form. This will take a couple of minutes to complete but will save you time later down the line.

Your appointment will take approximately 45 minutes and we’ll be able to answer all your questions and let you know if you qualify for a mortgage.

What types of mortgages can you provide advice on?

All kinds. Residential, all help to buy schemes, buy to let, later life lending, limited company and commercial.

We’re authorised and regulated by the Financial Conduct Authority for all mortgage types.

When do I need an Agreement in Principle?

It’s a good idea to get a mortgage agreement in principle before you start viewing properties.

We can usually get you approved in principle and produce your certificate within 24 hours.

In the event of multiple offers on a property you’re going for, having this certificate will put you above other buyers who are less prepared.

A mortgage agreement in principle will typically be valid for 3 months.

How much can I borrow for a mortgage?

This answer isn’t always easy. We are constantly surprised by the large variances from lender to lender.

With our help, we can research the market on your behalf to see if we can get you the amount you’re looking for.

Factors such as income, credit score, monthly commitments, number of dependants, deposit available etc will need to be considered to give you an accurate figure.

How much deposit do I need for a mortgage?

This is one of the questions we get asked the most and the answer is 5% is the minimum required. This can be from your savings, a gift, equity, or a combination of the three.

If you’re a landlord looking for a buy to let investment, you’ll need 20-25% depending on the type of property being purchased.

Is it better to use a bank or a broker to get a mortgage?

As a mortgage broker we can search 1,000s of deals to find you the most suitable mortgage for your circumstances. Banks will be limited to their own products.

Historically, banks used to be a popular choice. The local bank manager knew your finances inside and out and would take this into consideration when offering mortgage products.

Nowadays, this is not relevant and it’s simply a case of finding the cheapest available deal. Using the services of a mortgage broker, whilst it may incur a fee, can often get the process completed a lot quicker, with a lot less stress and you have a lot more choice.

Can I move my current mortgage to a new property?

The short answer is yes, usually, many mortgages are 'portable', which means you may be able to transfer your current mortgage to a new property.

Although, in effect you will have to reapply for that deal, so if your circumstances have changed at all, then you may no longer qualify, and you will be subject to a new credit score.

This isn’t always as easy as you’d think, we can help here.

Can I borrow more on my mortgage to do home improvements?

Yes, providing that you can borrow enough. If your new property needs a new kitchen, bathroom, extension, or other internal renovations we’d love to help.

This is popular now with things like home offices, playrooms and kitchen transformations leading the way.

Can you provide property investors with buy to let mortgage advice?

We have hundreds or long-standing relationships with local and national property investors. Some landlords have a couple of properties and some tens of properties.

Whether you are looking to buy in your personal or a limited company name we’ll be able to help and provide advice.

Capital raising options for new purchases and portfolio reviews can be discussed at your appointment if required.

What happens after my referral is successful?

Leonards will receive a referral fee from UK Moneyman which is half of any procuration fee received by the mortgage lender. Procuration fees are typically in the region of 3%, however, they do vary from lender to lender. Your mortgage Advisor will run through your mortgage illustration which outlines all fees and commission with you in more detail during the process.

Both Leonards and UK Moneyman are experienced and knowledgeable, rest assured you’re in safe hands, there won’t be a situation we haven’t come across before!
